In 2001, Catherine Catenacci and Stéphane Meignant, both professionals from real estate business, are looking for an innovative way to better satisfy buyers by offering them a more dedicated and tailored-made service. With this objective in mind, they decided to create Côté Acheteur©, and the new flat-hunter service in Paris, which later turned into property finder services outside Paris, and the development of this profession in all regions of France.
The « loi Hoguet » law (N° 70-9 from the 2nd of January 1970) requires each real estate professional to have a « T » card. Within this law, there is no difference between a standard real estate agent and a property finder, both having the role to set and organise a transaction between a seller and a buyer.
Also within this law, each real estate professional commits to subscribe to a professional insurance, and to receive a commission only upon finale transaction with no up-front fee.
All property finders – flat hunters – buyer agents – from Côté Acheteur©, hold a professional card, and commit to respect this law.
From search to negotiation, through helping you to sell your property through the « Duo pack », we are assisting you at each step of your real estate project, and advise with objectivity in your best interest.
A traditional real estate agent is mandated by the buyer and offers only apartments and villas in their portfolio, bearing in mind the seller's interest. Côté Acheteur© represents the buyer :You are the customer..
Our mission: to save your time and avoid unnecessary visits, by searching for properties that really fit your needs and aspirations, and advise you in your best interest to secure your investment.
Your property finder will be the dedicated person in charge of managing your your home-buying project, from start to finish, from the moment we receive your detailed specifications through to the final transaction, helping you to navigate the complexities of the French system. He will be the professional at your disposal to select and visit properties based on your criteria and to secure your investment;
Buying a property in France usually takes several months and a lot of travelling back and forth in order to search and visit for properties, and finally organise the sale.
We help you avoid unnecessary visits by selecting properties based wholly on your criteria and sending you detailed and objective reports. When you finally decide to visit one or more suitable properties we will organise your visit and can help with accommodation and local travel requirements when requested;
Most importantly, we can negotiate on your behalf and ensure you get a good deal. We are experts in the local real estate market; we know all the right arguments and work closely with the estate agents in a transparent negotiation process, always with the buyer's interests in mind!
We handle all paperwork on your behalf and ensure that you understand the buying process and all of the documentation involved, in complete compliance with French laws and regulations.
We search for you, making sure we cover the entire local property market via more than 5000 referenced partners (estate agents, notaries, private advertisers and other local partners), making sure that your decision is the right one;
with no time to run back and forth to visit properties and often arrive too late...
We know that buying a property can be one of the most important decisions in your life, financially and emotionally.
We therefore guide you and advise you until finale transaction.
